HILAIRE ILocation '14544 Nowthen 'Blvd~ N.'W.: Background: "Currently the zoning for this ~arcel of land from what I have been told is UMB-2 as it was spot zoned.to grandfather in a rafter manufaet~ng operation in a UMB zoning district. Problem: Mr. Hila~e wants to ~e this p~cel for auto body repair shop. My problem is I don~t t~nk a body shop woul~ fit into UB zoning and definitely not UMB zo~ng~ Please refer to 170.015I(_3) Zoning Ordinance for UMB Zoning and 170.015I(4)'Zoning Ordinance for UB zoning.. Comments: If zoning is ~granted to allow a body shop we should enter into a developme~ ~cont~a~ that~would pro- tect i~ from becoming a junk-'ya~d. SUBDIVISION BY METES AND BOUNDS IN RURAL SERVICE AREA; CASE OF ARTHUR E. ANDERSON: Background: Mr.' Anderson wants to 'subdivide a 3.02 "~cre parcel of land into three lots of one ac~e each in the Rural Service zoning a~ea. Please refer to Exhibit on left side of agenda for pro- posed land split. Problem: Rural Service Ar~ requi~s 10 a~re lot sizes as setfo~h in 170.013D(I). Th~s has been explained to Mr. Anderson. However, he feels that variances can be granted for the lot sizes and the metes and bounds sub- division of lots. Comment: State law requ~es plating of subdivision of land where the lots are less than five acres. Furth~, your zoning ordinance w~iah ~ta~l~shed the R~ Service Dist~ requires lot size of 10 a~res unless it fall~ within the p~rvi~ws of 170.0312A of the Zoning and Sub- division Ordinance.
