My problem is I don~t t~nk a body <br />shop woul~ fit into UB zoning and definitely not UMB <br />zo~ng~ Please refer to 170.015I(_3) Zoning Ordinance for <br />UMB Zoning and 170.015I(4)'Zoning Ordinance for UB zoning.. <br /> <br />Comments: If zoning is ~granted to allow a body shop we <br />should enter into a developme~ ~cont~a~ that~would pro- <br />tect i~ from becoming a junk-'ya~d. <br /> <br />SUBDIVISION BY METES AND BOUNDS IN RURAL SERVICE AREA; <br />CASE OF ARTHUR E. ANDERSON: Background: Mr.' Anderson <br />wants to 'subdivide a 3.02 "~cre parcel of land into three <br />lots of one ac~e each in the Rural Service zoning a~ea. <br />Please refer to Exhibit on left side of agenda for pro- <br />posed land split. <br /> <br />Problem: Rural Service Ar~ requi~s 10 a~re lot sizes <br />as setfo~h in 170.013D(I). Th~s has been explained to <br />Mr. Anderson. However, he feels that variances can be <br />granted for the lot sizes and the metes and bounds sub- <br />division of lots. <br /> <br />Comment: State law requ~es plating of subdivision of <br />land where the lots are less than five acres. Furth~, <br />your zoning ordinance w~iah ~ta~l~shed the R~ Service <br />Dist~ requires lot size of 10 a~res unless it fall~ <br />within the p~rvi~ws of 170.0312A of the Zoning and Sub- <br />division Ordinance. <br /> <br /> <br />
