The preliminary plat is.identiCal to the sketch plan. Therefore, all <br /> the comments in our September 22, 1978 report on the sketch plan.are <br /> valid. <br />2. The preliminary plat indicates a building setback line of 30 feet. <br /> The City Code requires a setback of 40 feet. <br />3. The preliminary plat did not include the boundary lines and land <br /> owners names within 100 feet, the location, width, and surface <br /> type of.existing streets, and the source of water supply and sewage <br /> disposal as required by the City Code. <br />4. In review of drainage it appears that it will be directed to the <br /> area northeast of the proposed plat by means of ditches and culverts. <br /> As previously indicated, the ponding area must be publicly owned <br /> property. <br />5. In review of the drainage calculations it appears that runoff from a <br /> five year storm will overtop the streets and flood several of the <br /> lots. In addition to flooding the proposed lots, there is also a <br /> possibility o~ flooding the e~i~ting'lotS 'and buildingS.-Therbfore,. <br /> we would recommend that elevations of existing lots and buildings be <br /> provided and culverts be increased in size and/or ponding within the <br /> plat be provided to eliminate flooding of existing and future struct~ <br /> ures. We have discussed this matter with the developer's engineer <br /> and he is in the process of solving the drainage problems'. <br />6.
