None of thelots meet tile area require- <br />ments of the City Code. <br />The sketch plan did not include the date, total area, existing zoning <br />classification, proposed land use, topographical features, and <br />areas intended to be dedicated for public use as required by Article <br />170.035B of the City Code. <br />Since the sketch plan did not provide any topographical features, we <br />are unable to comment on drainage at this time. <br />The proposed street would not provide access to the property lying <br />west and south of the proposed plat. <br />In review of the Anoka County Soil Survey, the soils in the plat con- <br />sist of Dalbo Silt Loam, Anoka Sand and Zimmerman Sand.
