The cash payments received as a <br />result of this provision shall be placed in a special fund by the <br />city and used only for acquisition of land for parks, playgrounds, <br />public open space and storm water holding areas or ponds, development <br />of existing parks and playground sites, public open space and storm <br />water holding areas or ponds, and debt retirement in connection with <br />]and previously acquired for such public purposes. In appropriate <br />plats, the subdivider and the city council may agree on a combination <br />of ]and dedication and cash payment. <br /> <br /> 3. Agreements as to the requirements in paragraphs 1, 2, and <br />3 above shall be made prior to preliminary plat approval, and failure <br />of the city council and subdivider to reach agreement regarding the <br />matters in paragraphs 1, 2, and 3 above shall constitute denial of the <br />preliminary plat. <br /> <br />170. 038G PRF, LIMINARY PI,AT RESUBDIVISION <br /> <br />The preliminary plat shall show a feasible plan for future resubdivision <br />by which lots may be resubdivided to meet the size and dimension stand- <br />ards of lots in areas served by public water and sanitary sewer systems. <br /> <br />] 70.0381{ INDIVIDUAL SEWAGE DISPOSAL SYST~I SITE EVALUATION AND REQUIREb~NTS <br /> <br /> 1. All lots proposed for individual sewage treatment systems <br />shall be evaluated by the Ramsey Plumbing Inspector in accordance with <br />ibis section and in accordance with Chapter 150.01 of this code. <br /> <br /> 2. Prior to preliminary'plat approval, and in addition to <br />the sketch plan requirement of Section 170.035, the subdivider shall <br />file a preliminary sketch plan of the parcel to be subdivided which <br />shall contain the following information: <br /> <br />a. Ail legal setback requirements from existing and <br /> proposed buildings, property lines, sewage tanks, <br /> soil treatment areas, water supply wells, buried <br /> water pipes and utility lines, lakes, rivers, <br /> streams, large trees, and the location of all such <br /> improvements on adjoining lots within one hundred <br /> fifty (150) feet of the site; <br /> b. Slope; <br />c. The existence of lowlands and local surface depres- <br /> sions; <br /> d. Depth to the seasonal high ground water table; <br /> e.
