The sketch plan did not include the names and addresses of the owner <br /> and subdivider, date, total acreage, existing zoning classification, <br /> proposed land use and areas intended to be dedicated for public use <br /> as required by Article 170.035B of the City Code. <br />2. The proposed plat consists of two residential lots in the transitional <br /> area of the city. Both lots meet the requirements of the City Code. <br />'3. It appears that access to the plat will be provided by 166th Avenue. <br /> However, 167th Avenue is designated as a MSA Street and adequate right- <br /> of-way for that street should be provided by this plat. A street ease- <br /> ment also along the west edge of the plat should be provided for ex- <br /> tension of Marble Street between 166th Avenue and 167th Avenue. <br />4. In review of the Anoka County Soil Survey, the soils in the plat con- <br /> sist of Zimmerman Sand which is considered a Class I Land. suitable <br /> for on-site sewage disposal systems. <br />5. The sketch plan did not provide any topographical features.
