The preliminary plat is identical to the revised sketch plan with the <br /> exception that Lots 3 and 4 of Block 2 and Lots 2, 3, 10 and 13 of <br /> Block 4 have been changed to meet the lot width requirements of the <br /> City Code. <br />2. In review of the soils map, we found that Lot. 2 of Block 1 and Lots <br /> 2, 3, 6, 7 and 8 of Block 4 do not contain adequate Class I soils as <br /> required by the City Code. A major portion of these lots contain <br /> Nymore loamy sands with a slope of 12 to 25 percent. These lots <br /> could be graded to meet the requirements of the City Code. We would, <br /> however, recommend.that the City Building Inspector review all tots <br /> proposed for individual sewage.treatment systems as outlined in <br /> Article 170.038H of the City Code. Soil borings as required in <br /> Article 170.037B have not been provided to date. <br />3. In review of the resubdivision plan, we found that a majority of the <br /> future lots exceeded;the minimum area requirements, We would recommend <br /> that Blocks 5 and 6 be further subdivided by adding additional streets. <br /> Also the corner lots in the subdivision plan should be 10 feet wider <br /> than the interior lots. <br />4. We have discussed the right-of-way requirements for County Road 83 <br /> with the Anoka County Highway Engineer Paul Ruud and he stated that <br /> <br />keith caswell jr. rJ darrell schneider ~J richard sha <br /> <br /> <br />
