CASE #7: HEDSTROM ELECTRIC SCREENING REVIEW ON PROPOSED BUILDING, ETC. <br /> <br />CASE 8: <br /> <br />(located at his present commercial area 6260 Highway ~10: <br /> <br />Background Information: The following is submitted for your in- <br />formation in reviewing this case: <br /> <br />a. Enclosure (Dl-f) Hedstrom Electric's screening and building <br />site plan. <br /> <br />Problem: The City Administrator and Building Inspector hav~ re- <br />viewed the above plan and have noted the following problems: <br /> <br />a. Plot plan shows 50 parking spaces and there is a requirement <br />of 68 parking spaces (not including proposed storage building). <br />However, it is doubtful that he can even use all the 50 spaces <br />he shows on his plan. Secondly the site plan does not show <br />bituminous surfacing as required by City Code Section 170.014C. <br />b. Building Locations: The proposed building additions do not <br />meet the 10 foot side yard requirements and they are also an ex- <br />pansion of a non-conforming use. Please refer to City Code <br />Section 170.013D(2). Further, the proposed storage building <br />(pole construction) has a side yard abutting the residential and <br />has only a 28 foot setback. The City Code Section 170.013A Subd. 4 <br />requires 60 feet. It is questionable as to the type of zoning the <br />rear yard abuts on this proposed storage building. <br />c. The proposed metal building would not conform to comply with <br />Section 170.014K Subd. 5 of the City Code. Further, it is doubtful <br />whether the cement block addition even complies with the above <br />City Code. <br />d. The site plan does not address drainage. Please refer to <br />Section_1__7D_.~14~_S~ub__d~__~ of the City Code. <br />e. On-site septic system - No area is shown for the proper location <br />of an on-site septic system. <br />f.
