The results of our review are as follows:

1) Site Analysis: Based on the Anoka County Soil Survey, the soil over
the site consists mainly of Dickman sandy loam with a small area on
the west side consisting of Isanti sandy loam. The Dickman soils'
are Class I soils suitable for on-site sewage disposal systems.
However, prior to issuance of a building permit,';the building inspector
should make a detailed evaluation of the site as required by the
City Code.

Vegetation on the site consists mainly of wild grasses and weeds with
a few oak trees on the north edge of the property and a wooded area
on the south end of the property.

'[he topography of the site is moderately sloping to the northwest
with an elevation differential of approximately 12 feet. The topography
does not have any adverse effects on the development. The developer has
not provided a grading plan to date. However, any drainage from the site
will have to be channeled to public property.

The internal traffic circulation appears to be adequate with parking on
the north and east sides and a service drive on the west side.
