The results of our review are as follows: <br /> <br />1) Site Analysis: Based on the Anoka County Soil Survey, the soil over <br /> the site consists mainly of Dickman sandy loam with a small area on <br /> the west side consisting of Isanti sandy loam. The Dickman soils' <br /> are Class I soils suitable for on-site sewage disposal systems. <br /> However, prior to issuance of a building permit,';the building inspector <br /> should make a detailed evaluation of the site as required by the <br /> City Code. <br /> <br />Vegetation on the site consists mainly of wild grasses and weeds with <br />a few oak trees on the north edge of the property and a wooded area <br />on the south end of the property. <br /> <br />'[he topography of the site is moderately sloping to the northwest <br />with an elevation differential of approximately 12 feet. The topography <br />does not have any adverse effects on the development. The developer has <br />not provided a grading plan to date. However, any drainage from the site <br />will have to be channeled to public property. <br /> <br />The internal traffic circulation appears to be adequate with parking on <br />the north and east sides and a service drive on the west side.
