P&Z-2- <br />4/2/79 <br /> <br />have to provide the names of adjacent property owners. <br /> <br />Motion by Ron West, seconded by Art Dunn to recommend to the City Council <br />to approve the preliminary plat for Westby 1st Additqon subject to the <br />following: In regards to the Engineer's report of April 2, 1979, items 3, 4,& 7 <br />be waived with variances granted, and that items 2,5,6 &8 be complied with. <br />Motion carried 4-0. <br /> <br />Item 2. Ramsey Shoppers Mall. <br />Mr. Keith Cable was present, and Engineer Raatikka reviewed his report on <br />this item. Mr. Cable explained that depending on the proposed road which <br />could possibly eventually run from Industry to Co. road #5, he may completely <br />reverse the placement of the building and gas pumps so as to have these facing <br />the proposed road, however, that he still did not know exactly what the City <br />Council had in mind on this matter. Mr. Cable also expl6ined about the hard- <br />ship caused by the 50' setback, and it was pointed out that the setback of the <br />old city hall and garage were only 35' Mr. Peterson asked what Mr. Cable's <br />timetable was on this matter, and Mr. ~able stated that he would like to begin <br />this year. Ron West suggested that a more detailed landscaping plan be shown <br />since this will be the first business seen by people entering Ramsey at this <br />location. <br /> <br />The commission recommended that Mr_. Cable discuss the proposed road with the <br />City Council, and then come back with the exact placement of the buildings <br />along with a solution to the drainage problem, and a more detailed landscaping <br />pl an. <br /> <br />Item 3. Arthur Anderson - Sketch Plan <br />Con~nission reviewed the sketch plan , and recommended that Mr.. Anderson <br />proceed with the preliminary showing 171st as being dedicated as part of the <br />plat. Mr. Anderson asked if one building permit could be issued for the <br />entire parcel with placement so as to have two building sites after platting, <br />and Mr. Goodrich advised that this would be possible. Commission recommended, <br />that in the event a permit is applied for prior to final approval of plat, <br />the section of 171st N.W.be deeded to the City prior to issuance. <br /> <br />Item 4. Vera McGregor <br />Mrs. McGregor was present with a sketch plan indicating division of her property <br />on Hwy #10 into three' lots. She stated that financially this would be advisable <br />since it is best to separate the liquor store from the restaurant. Mns. McGregor <br />was advised that she would have to go to the board of adjustment for variances <br />since the lots would .be deficient in area, and recommended that she proceed with <br />the preliminary taking into consideration the reco~inendations of the Engineer <br />in his letter of March 29, 197g&indicating a service road easement in the rear of <br />the property. <br /> <br />Item 5. Sherwin Shenk <br /> <br />Mr. Shenk was present to explain that he sold off 1.6 acres~to Mr. A1 Johnson. <br />Mr. Johnson explained that he is just storing the vehicles for sale at another <br />location next to N.H.C. lumber on Hwy.#10, but is not conducting any sales on <br />the Shenk location. Mr. Goodrich explained that Mr. Shenk will have to bring <br />in a certificate of survey, and apply for a variance'to subdivide by metes and <br />bounds from the board of adjustment, and that since the land is zoned industrial, <br />what is occurring is acceptable Qnder the ordinance, Commission recommended that <br />the Board of Adjustment in their consideration of the request check into easements <br />for a future service road through the property. <br /> <br /> <br />
