The proposed plat consists of 19 residential, lots in the residential <br /> district of the city. None of the lots meet the area requirements <br /> of the City Code. <br /> <br /> 2. Based on'the topography, it appears that the drainage from the <br /> plat can be directed to-Trott Brook. <br /> <br /> 3. The proposed street]ayout appears adequate and provides' access <br /> to the adjacent properties lying east and west of the plat. <br /> <br /> 4. In review of the Anoka County Soil Survey, the soils_in the consist <br /> of Zimmerman sand, Dalbo silt loam, Rifle mucky peat and Alluvial <br /> flood plain. All of the proposed lots consist of either Zimmerman <br /> sand or Dalbo silt loam, which are considered Class I Lands suitable <br /> for on-site sewage disposal systems. <br /> <br /> 5. In review of the proposed park, we find that it meets the area require- <br /> ments of the City Code.
