None of the lots meet the area requirements of <br />the City Code, which is 2.5 acres and Lot 1 of Block 2 is deficient <br />in width. <br /> <br />3. Based on the sketch plan it appears that the developer will direct <br /> the drainage to the existing-marsh area on Block 5. <br /> <br />4. Access to the proposed plat is provided by Ramsey Blvd. N.W. and <br /> Industrial Blvd. N.W. <br /> <br />In review of the street layout the developer is proposing a cul-de-' <br />sac with a 50 foot radius. Article 170.038B of the City Code <br />requires that the radius of a cul-de-sac to be 65 feet. <br /> <br />In review of the Anoka County Soil Survey, the soils in the' plat <br />consist of Hubbard Sand and Marsh~ Based on the Soils Chapter of <br />the City Code only Hubbard Sand is considered a Class I Lahd suitable <br />for on-site sewage disposal systems.'
