All,of the lots meet the area requirements of
the City Code, however, Lot I does not meet the width requirements
of the City Code.

2. Based on the topographical map it appears that drainage would be
directed to the low area lying south of the plat.

3. In review of the street layout the subdivider is proposing to
extend Iguana St. N.W. as a cul-de-sac. This would nOt'provide
access to the area South of the plat.'i':However, based dn the Anoka
County Soil Sur~gy, extension:Of:Iguana St. N.W. may be unfeasible.

4, In review of the Anoka County Soil Survey, the soils in the plat
consist of Nymore Sand, Isan Sandy Loam and Hubbard Sand. Based
on the Soils Chapter of the City Code only the Hubbard Sand is
considered a Class I Land suitable for on-site sewage disposal
systems. Therefore, Lots I & 2 do not meet the 25% area require-
ment for contiguous Class I Land.

keith caswell jr. ~ darrell schneider ~ richard sha
