I <br /> <br /> PONDVALE ESTATES <br />VnOTECT~VE COVEN^~TS (~EVIS~D) <br /> <br />1 Dwellings will have a 26ft. minimum d~mension of the main foundation. <br /> 1½ and 2 story above grade structures must have a minimum 936sq.ft. <br /> foundation area. Split Foyer~Taised Ranch type structures will have <br /> 1050 sq ft foundation area. Rambler/Split level type structures <br />will have 11~4sq.ft. foundation area. This entire foundation area must <br />have a permanent floor (NO EXPOSED DIRT). The entire Main flour level <br />above the foundation must be 100~ complete be fore occupancy. <br /> <br />2.All residences will have attached garages of 450sq.ft. minimum area. <br /> <br />3.Any unattached building will not exceed 20% of the foundation area <br /> of the dwelling,(not encluding garage) and must be constructed to match o~ <br /> or compliment the exterior of the dwelling. Unenclosed roof areas not <br /> part of the main building, except patio area, are considered part of the <br /> 20~ maximum area. <br /> <br />4.All. utilities will be underground. <br /> <br />5.Above ground fuel storage tanks are prohibited. <br /> <br />6.~11 outdoor lighting fixtures of more than 60 wa~s and/or 1000 lumens, <br />must be shielded so that anyone 200 ft. or more away from the fixture <br />cannot see the light source, also so that it is not visible from any window <br />of any dwelling not on that lot. <br /> <br />7.0nly one outdoor pet per building site. Pets must be confined by femce, <br /> or restrained with a leash. Annoying noises by any pet at any time <br /> for more than 5 minutes, or between the hours of 10PM thru ~AM for <br /> more than 1 minute and the pet must be confined indoors. Complaints o~ <br /> five (5) separate occasions and the pet must be removed from the develop- <br /> ment. <br /> <br />8.. Home occupations which require persons other the the normal occupants <br /> of the dwelling to come and go are not permitted. <br /> <br />9- Outside storage of building materials, construction equipment, unlicensed <br /> motor vehicles, and any objects not necessary for the maintenance of <br /> the property is prohibited. Outside storage of firewood and/or other <br />permitted objects must be screened from view by decorative screening. <br /> <br /> 10.Each building site will have only one access to ~mxa any[stree$. <br /> <br /> 11. Ail lots will have a paved driveway at least gft. wide' from the <br /> garage apron to the street paving. Any culverts that are necessary <br /> must be furnished by the property owner. <br /> <br />12. Speed Limit on the streets of the developement will be 25MPH. <br /> <br />13. The operation of recreation vehicles by any person not meeting <br /> STATE of MINNESOTA requirements, is pmohibited on any street, <br /> public easement, or property not owned bY the operator or person <br /> responsible for the operater, <br /> <br /> <br />
