P26

Commissioner Jeffrey asked how big the area is for these one level units.

Mr. Dommer explained if the senior campus were to be removed, the north port/on of the
northeast comer would actually be low density and would conform with the R-2 zoning, as
would the eight units immediately adjacent to the south property line of the adjacent properties.
The area where they get thrown off is the southwest comer where they are feeling constrained
with the Town Center zoning on one side of Highway 10. They may want to just rezone that
comer as a transition.

Assistant Community Development Director Trudgeon indicated this would have some merit to
consider.

Conqmissioner Watson inquired about Mr. Dommer's thoughts of the assisted living moving
towards the existing residences. This would have tess traffic and less activity, and might be
beneficial to the existing neighbors.

Mr. Dolnmer replied that is an option Bfightkeys has not considered. The assisted living campus
is a very low intensity use, but they are 400 to 600 square feet. These units are high on
emergency service calls. The negative is that they get tail, as they are generally a three story
building.

Commissioner Watson inquired about three sto~Ly b'uildings in the City.

Assistant Community Development Director Trudgeon replied R-2 zoning would have lirnits of
ten units in the building. The buildings would be allowed in the R-3 district.

Commissioner Jeffrey inquired if Mr. Dommer will have a meeting with~the neighbors.

Mr. Dommer responded in the affirmative.

Trudy Matilla, 7451 149th Avenue NW, stated the discussion of the apa_rtment building comes
from a letter dated July 30, 2004 to Brightkeys that indicates the sketch plan shows several
apartment buildings. Secondly, she would like to state that they do not want that high of density.
Two years ago she was here with the original site plan that was submitted and the City Council
told Brightkeys to come back with single family homes on their street. At that time Mr. Dommer
said he would meet with the residents and they never heard from him. She noted residential
traffic was just discussed in Case #5, and it is a big issue on their street, They have spent a
considerable amount of time working with the City and the Police Department with existing
traffic problems. There is a bus stop at Peridot Street and down the end of the road on
Uranimite. If the traffic'is all sent in off 149th Avenue, and if the county says they will not gq'ant
any more roads out to Ramsey Boulevard, the traffic will all funnel through their neighborhood.

Chairperson Nixt noted the plat shows an egre~s out to CR 116 and there is one out to CR 56,
which he assumes is a fifight-in/fight out.

Ms. Matilta inquired about rumors that CR 116 will be expanded to four lanes in the near future.

Planning Commission/August 5, 2004
