CASE <br /> <br /> PUBLIC HEARING <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE ALLOTTED <br />SQUARE FOOTAGE FOR ACCESSORY BUILDINGS; <br /> CASE OF ERIC THOMSEN <br /> By: Chris Anderson, Community DeCelopment Assistant <br /> <br />Background: <br /> <br />The City has received an application from Eric Thomsen for a Conditional Use Permit to exceed <br />the maximum allowable square footage for accessory buildings on properties 10.6 acres or <br />greater in size as established in City Code on the property located at 6210 Green Valley Road <br />NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Site picture <br />d) Proposed findings of fact. <br />e) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff sent out notices to all propmX-y owners within 350 feet. <br /> <br />Observations: <br /> <br />The subject property is approximately 60 acres in size and is located outside the Metropolitan <br />Urban Service Area (MUSA). According to City Code, the property is eligible for 5,664 square <br />feet of accessory building space. <br /> <br />The applicant has a hobby farm on the subject property and needs additional storage space. He is <br />proposing to construct a pole building on the subject property that is 5,500 square feet (50' x <br />110') in size. The proposed pole building would be utilized for agricultural purposes to <br />accommodate the storage of machinery, hay and grain. <br /> <br />The applicant's request would result in an overage of 5,546 square feet. The proposed building <br />would be constructed with two-toned gray metal panels that are color compatible with the home <br />and a white roof: <br /> <br />The City has approved similar requests in the past for agricultural related activities. In fact, <br />several Conditional Use Permits to exceed the allotted square footage for accessory structures <br />related to agricultural uses have been approved with the overages ranging from 2,140 square feet <br />to 26,395 square feet. <br /> <br />15 <br /> <br /> <br />
