applicants on a case-by-case basis. Based on this experience, staff updated landscaping
requirements in the Commercial and Industrial Zoning Districts'to include a more reasonable
slmn.~b requirelnent and a small reduction in the tree requirement. Staff is recommending that five
additional trees be planted on the site. Staff' is also recommending 25 additional shrubs be
planted, along the building foundation near the entrance and along the Azurite Street fi'ontage.
This would meet the requirements of the new landscapi~3g requirements in the E-1 Employment
District. If this is the action taken by the Council, a rexdsed landscaping plan will be needed.

Motion bY Councihnember Cook, second by Councihnember Elvig, to ~ant approval of the
revised landscaping plan for Paddock Investments (Cabinetry Concepts).

Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Elvig, Kurak, Pearson,
Strommen, and Zimmennan. Voting No: None.

Case #11:

Request for Final Site Plan Review of NAU Holdings L.L.C. Case of Sharp
and Associates

Moved up in the agenda to follow Case #5.

Case #12:

Request for Preliminary Plat Approval of Ramsey Town Center 3~a Addition;
Case of Ramsey Town Center LLC

Community Development Director Frolik explained the City has received an application for
preliminary plat approval of Ramsey Town Center 3~ Addition, a replant of Outlot i, Ramsey
Town Center. The plat consists of two lots and one Outlot. Both of the lots meet the rninirnurn
width requirement of 80 feet. Lot 1 meets the depth requirement of 100 feet; minor adjustments
are required in order for. Lot 2 to meet the depth requirement. The plat will have no direct access
to Armstrong Boulevard. Appropriately, the plat shows dedication of right-gf-way access along
Annstrong'Boulevard to the County. There will be direct access to Sunwood Drive and Zeolite
Street. The approved sketch plan identified one access onto Sunwood Drive and one access and
a truck delivery entrance fi*om Zeolite. The preliminary site plan for the development of the
buildings proposes an additional access on Sunwood and-on Zeolite. The Planning Commission
recommended approval of the additional access on Sunwood and denial of the additional access
at the corner of Zeolite and Civic Center Drive. The applicant has stated-they reserve the right to
reconsider this if the access at Sunwood Drive is denied. There are some underlying drainage
and utility easements from the original plat of Ramsey Town Center that will have to be vacated
as a part of' this platting process. The Planning Commission and City Staff recommend
prelimina~ plat approval of Ramsey Town Center 3''d Addition.

Motion by Councihnember Pearson, second by Councillnneraber Kurak, to adopt Resolution #04-
07-191 ~anting preliminary plat approval to Ramsey Town Center yd Addition contingent upon
compliance with the City Staff Review Letter dated July 9, 2004.

P86

CiD' Council/July 27, 2004
