Voting No: .None. <br /> <br />Case #19: <br /> <br />Request for Preliminary Site Plan Review of Town Center 3rd Addition, <br />Northwest Retail Building; Case of Ramdance LLC . <br /> <br />Community Development Director Frolik indicated this site plan review is for Town Center 3rd <br />Addition, Northwest Retail Building. The site plan for the retail building generally conforms to <br />the Town Center Development Guidelines. The architecture is similar to the main building. She <br />noted the original site plan application reviewed by the Planning Commission on July 12 was for <br />the Cobom's Grocery Store and the northeast comer retail building. At that July 12 meeting, it <br />was requested that the site plan approval include the addition of this northwest conner retail <br />building. It was determined that because all of the buildings on Lot I share the same drainage, <br />parking, landscaping issues, the site plan for the third building could be forwarded to City <br />Council on Ju~y 27, provided the building elevations were submitted to 'staff for review. <br />Additionally, the Council approval will be contingent upon a favorable review of the building <br />elevations on August 5, by the Planning Commission. <br /> <br />Councilmember Strommen suggested the look of the signs be considered, and that they may. want <br />them to include the name of the businesses. She Commented silo-ns that only include the type of <br />the business, rather than the name of the business are rather generic looking. <br /> <br />Councilmember Elvig asked if this will include the bench seating in the front. <br /> <br />Assistant Community Development Directoi' Tmdgeon responded in the affinnative and <br />explained staff is recommending the seats be carried through the parking lot side. <br /> <br />Motion by Councihnember Elvig, second by Councilmember Cook, to approve the prelimina~ <br />site plan for the northwest retail building in the proposed plat of Ramsey Town Center 3''d <br />Addition contingent upon the following: a) compliance with City Staff Review Letter dated July <br />22, 2004, except that there may be adjustments to the placements of the 39 trees required in the <br />Landscape Plan, as well as possible phasing of plant installation; b) obtaining a variance to the <br />floor area ratio requirements on the proposed Lot 1, Ramsey Town Center 3''d Addition; c) <br />obtaining a variance to the restriction of multiple main buildings on a lot; d) approval of the <br />basterly right-in/right-out access onto Sunwood Drive NW; e) elimination of the public access <br />proposed at the corner of Zeolite and Civic Center Drive; f) a Satisfactory i~ecommendation from <br />the Planning Commission on August 5 regarding the building elevations. <br /> <br />Motion can-led. Voting Yes: Mayor Gamec, Councihnembers Elvig, Cook, Kurak, Pearson, <br />Strommen, and Zimmerman.
