PUBLIC HEARING <br /> REQUEST TO REZONE CERTAIN PROPERTY <br />FROM R-2 MEDIUM DENSITY RESIDENTIAL TO B-1 BUSINESS; <br />CASE OF ARTHUR AND ELIZABETH RAUDIO <br /> By: Sylvia Frolik, Community Development Director <br /> <br />CASE # q <br /> <br />Background: <br /> <br />Arthur and Elizabeth Raudio (owners of Outlot E, River's Bend 3rd Addition) have requested that <br />the City rezone their property fi'om R-2 Medium Density Residential to B-1 Business. <br /> <br />The folh)wing items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed Findings of Fact <br /> <br />Notification: <br /> <br />State statute requires that property owners within 350 feet of the subject property be notified of <br />the public hearing. <br /> <br />Observations: <br /> <br />As discussed in the previous Comprehensive Plan Amendment case, the subject property was <br />zoned commercial for many years. Sometime between 1993 and 1998, it was inadvertently <br />shown as medium density residential on the City's zoning map. During the 2001 Comprehensive <br />Plan process, this error was carried forward onto the new Future Land Use Map and subsequently <br />zoned R-2 Residential. Along with changing the subject property's Land Use designation in the <br />Comprehensive Plan back to Places to Shop, the parcel's zoning must also be changed back to B- <br />I Business. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the rezoning. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council adopt Findings of Fact relating to a request from Arthur <br />and Elizabeth Raudio to rezone the subject property from R-2 Residential to B-1 Business. <br /> <br />-and- <br /> <br />35 <br /> <br /> <br />
