CASE # ~_~ <br /> <br />REQUEST FOR SITE PLAN REVIEW FOR TLM CABENETS; <br /> CASE OF SHARP )riND ASSOCL4TES <br /> By: Megan. Wald, Associate Planner . <br /> <br />Background: <br /> <br />Sharp and Associates is proposing to construct a 10,000-square-foot office and warehouse building that <br />will be occupied by TLM Cabinets on the property located at the corner of 141st Avenue and Azurite <br />Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 27, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Tile new ofrice and warehouse building is located in the E-1 Employment District and ~s considered a <br />permitted use itl this district. The subject property, is approximately .99 acres in size. Lot coverage fbr the <br />proposed project is approximately 23% (restricted to 45% under City Code). The site plan meets the <br />required front, rear, and side yard setbacks. <br /> <br />The exterior materials are proposing to consist of concrete masonry block, random rib recast bands, glass <br />windows, and a pre-fi,fished metal coping. The proposed materials comply with City Code standards. <br />Staff noted in the review letter that the proposed overhead garage doors that will be visible from Azurite <br />Street should atain'tain the same color coordination as the rest of the concrete building. <br /> <br />The development of TLM Cabinets on the subject property, is a direct result of a City. initiated <br />redevelopment project. The project will receive Tax Increment Financing assistance. <br /> <br />The landscaping plan is generally acceptable. A few revisions need to be made in regard to the species <br />palette. <br /> <br />Recommendation: <br /> <br />City Staff reco~nmends site plan approval contingent upon compliance with City Staff Review Letter <br />dated August 27, 2004. <br /> <br />C o m mission Action: <br /> <br />Motion to recommend that the City Council grant approval/denial of the proposed site plan contingent <br />upon compliance with City Staff Review Letter dated August 27, 2004. <br /> <br />Copy to: City Engineer <br />PC: 9/02/2004 <br /> <br />41 <br /> <br /> <br />
