We are also in receipt of a Grading and Drainage Plan prepared <br />by PIowe Engineering dated August 9, 2004. We offer the following comments' <br /> <br />General: The site plan is proposing to develop a 10,000 square toot office and warehouse facility, on a <br />.99 acre parcel located at the comer of Azurite Street and 141st Avenue. The subject propmw is part of <br />a redevelopment project the City initiated in order to remove blight and provide the opportunity for <br />quality development. <br /> <br />Zoning: The site ts zoned E-l; office and warehouse activities are allowed in tJlis district. <br /> <br />Lot C,verage: The site plan is proposing <br />coverage of <br /> <br />Accessory Use: The site plap ts not proposing any accessory structure or use. However it should be <br />noted that it' outside storage of equipment and vehicles is intended, the vehicles and equipment must be <br />parked <>ti a bituminous surface and finished with concrete curbing. <br /> <br />utilities: The facility will be served by municipal sewer and water facilities that were constructed as <br />parr of a City project. The sewer and water trunk lees will be addressed in the 'TIF Agreement. <br /> <br />Setbacks: City Code establishes a 35 ~bot front yard, 35 thor rear yard, 20 ~bot side yard setback, and a <br />20 foot structure and parking setback along all public streets within the E-l District. The site meets al/ <br />required setbacks. Tile site plan should be revised to indicate that the front yard setback is 35 feet <br />instead o[' 4!)
