CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br /> CASE OF E-Z AUTO SALES, INC. <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Todd Bialon (E-Z Auto Sales, <br />Inc.). The site plan is proposing to expand the existing auto sales and. service center located at 7751 <br />Highway 10 mw. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Notification: <br /> <br />Site location map <br />Site Plan <br />Elevations <br />Site pictures <br />City Staff Review Letter dated August 27, 2004 <br /> <br />Site Plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The proposed site modifications include a 1,090-square-foot office/storage expansion and the addition <br />of an l 1-foot awning to the front of the building and a portion of the east side of the building. The <br />property is zoned [-[-[ Highway 10 Business, and building coverage is restricted to 35%. The proposed <br />addition to the business will result in a total building coverage of approximately 9%. The addition <br />meets the required setbacks from property lines. The exterior of the addition and the proposed awning <br />are proposed to be metal, painted to match the existing building. Metal is an approved finish material in <br />the I:[-I District. <br /> <br />The site plan does not propose to expand the bituminous area on the site, therefore no grading and <br />drainage plan is required. The existing bituminous p~.vement and parking Stalls meet the off-street <br />parking requirements established in City Code. The plan proposes to continue utilization of the one <br />existing access onto Hwy. #10; the plan was forwarded to Mn/DOT for comment. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with the City Staff Review Letter <br />dated August 27, 2004. <br /> <br />Commission Action: <br />Motion to recommend that City Council grant site plan approval to E-Z Auto Sales, Inc., contingent <br />upon compliance with the City Staff Review Letter dated August 27, 2004. <br /> <br />Review Checklist: <br />Assistant Community Dev.
