He suggests all parking be regulated in the side or rear yard or at least have <br />a very good setback for the f~ont proper~y line for' asthetic reasons. <br /> <br />Ron West said it is a good point and that a minimum of five feet between the parking <br />areas could serve as a buffer strip between businesses, this should be sufficient, <br />with curbs at each side. <br /> <br />Kathleen Schneider questionedwho would be responsible to provide the buffer between <br />the two properties. <br /> <br />Administrator Schnelle said he recommends g~een areas and staying away from barriers. <br /> <br />Dexter Marston said that from a functional standpoint the yard area should or <br />will be used for snow storage in the winter time so the amount of.yard area is <br />important in this respect or they will end up with someone dumping snow into the <br />street or on someone else's property so that they can use all their area for <br />parking. <br /> <br />Art Dunn asked what size lots Mr. Mamston is talking about. <br /> <br />Mr. Marston said lots less than one acre, smaller lots with utilities. <br /> <br />Ben Deemer said th&t snow storage is a very good point. <br /> <br />Mr. Marston said the developer should be required to show what. he is going to do in <br />his yard area, indicate whether they are going to-seed, sod,. how. many trees are <br />to be planted, what variety, what size and also include provision in there that hezis <br />responsibl~ifor maintaining the yard area. Parking and loading dock facility, <br />so many square feet - consider the size of the truck. <br /> <br />Discussion held on the size of the loading dock. <br /> <br />The size will be left at 65 feet until the new truck size is passed. <br /> <br />Discussion on building design and that if it is a metal building-it has to be at <br />least 50 percent something other than metal. <br /> <br />Discussion held on the legality ofa~king fora financial[statement from the <br />developer for his credit standing. <br /> <br />Ron West said he feels it is too complicated and is putting too much pressure on <br />people coming in and thinks a bond for the landscaping and site is enough. <br />If public sewer and water were available he could see having this clause but not now. <br />for each individual development. <br /> <br />Ben Deemer asked that Administrator Schnelle check to see if businesses that <br />go bankrupt, or whatever, in the middle of their development and never complete' <br />it can be assessed against the property so the city will not be left holding <br />the bag. <br /> <br />Chairman Peterson said that the P g Z Commission will be meeting twice a month at least <br />until the plan is completed. The 1st Monday and the 3rd Tuepday(6~30_ P~M.)=which <br />will be for a work session only.
