Each cul-de-sac shall have <br />a terminus of nearly circular shape w~th a minimum right-of-w,~y d~ameter <br />of one hundred thirty (130) feet and a m4n~mum roadway diameter of <br />one bun~Ired (100) feet, <br /> <br /> 8. In those ~nstances where a subdivision abuts or contains <br />an existing or planned thoroughfare or a railroad r~ght-of-way, the <br />planning comm4ssJon may require a service street approximately parallel <br />to and on each side of such right-of-way. <br /> <br /> 9. Half streets shall be prohibited except where essential <br />to the reasonable development of the subdivision in conformity with the <br />requirements of this chapter. <br /> <br /> 10. Private streets shall not be approved. Ail proposed streets <br />shown on the plat shall be offered for dedication as publ2c streets. <br /> <br /> 11. Street r~ght-of-ways shall not be planned so as to cause <br />hardship to owners of adjoining property. <br /> <br /> 12. The angle formed by the intersection of streets shall not <br />be ]ess than seventy (70) degrees, with ninety (90) degree intersections <br />preferred. Intersections of more than four (4) corners are prohibited. <br /> <br /> 1.3. A tangent of at least one hundred (100) feet in length <br />shall be introduced between reverse curves on thoroughfare and collector <br />streets and a tangent of at least fifty (50) feet in length shall be <br />Jntroduced between reverse curves on all other streets. <br /> <br /> ].4. Roadways of street intersections shall be rounded by a <br />radius of not ]ess than twenty (20) feet for suburban type streets and <br />thirty (30) feet for rural type streets. Roadways of alley-street inter- <br />sections shal] be rounded by a radius of not less than ten (10) feet. <br /> <br />.170. 038]) EASI!b~!NTS <br /> <br /> 1. Easements at least ten (10) feet wide on front lines and <br />twenty (20) feet wide centered on rear or side lot lines shall be pro- <br />vJded for ntiJJties where necessary. Utility easements shall have <br />continuity of alignment from block to block and lot to lot. Easements <br />may be required along lot lines to right-of-ways so as to provide for <br />street l~ght ing. <br /> <br /> 2. Where a subdivision is traversed by a water course, drain- <br />age way or stream, a drainage easement conforming substantially with <br />the lines of such water course shall be provided, together with such <br />further width or construction, or both, as shall be adequate for storm <br />water drainage of the area. <br /> <br />170.038E IDTS t- <br /> <br /> 1. The m$nimum lot area and dimension shall be as specified <br />in the respective zoning districts of Ramsey, as prescribed by the <br />city's zoning code. <br /> <br /> <br />
