AGENDA APPROVAL <br /> <br />The following items were added to the agenda for September 4, 1979: <br /> <br />1 ) Vera McGregor Preliminary Plat Approval <br />2) McCarthy Conditional Use Kennel Permit <br />3) Site Plan Fee <br /> <br />NSP (Deemer Hubbard) to adjourn to hold public hearing-7:S8. <br /> <br />Meeting back to order at 8:05 P.M. <br /> <br />VERA McGREGOR REQUEST FOR PRELIMINARY PLAT APPROVAL <br /> <br />Engineer Raatikka reviewed his report with the Commission. <br /> <br />Item 1 - None of the lots meet the area and width requirements of <br /> the City Code. <br /> <br />A discussion was held. <br /> <br />Ben Deemer noted that the 50 foot easement shown on the preliminary <br />plat along the front of the property is not included in the calculation <br />of the lot areas. <br /> <br />It was noted that the Commission is recommending changing the commercial <br />and industrial lot size requirements through the site plan review ordi- <br />nance to one acre. <br /> <br />~krt Duma raised a question on whether there is adequate room for the <br />septic system for McGregor's restaurant. He stated that a variance on <br />the lot sizes could be more readily attainable in his opinion, if after <br />locating the liquor store on one lot that she combine lots 2 and 3 until <br />there is public sewer available. He is concerned that the restaurant <br />facility will require more drainfield and once the three parcels are <br />marketable that the'City will have no control over the land. <br /> <br />Mrs. McGregor said she is aware that there isn't enough property to <br />take care of additional sewer but that she just wanted to subdivide <br />it now. <br /> <br />Item Number 2 of the Engineer's letter was addressed. <br /> <br />Ron West stated that he feld that the septic system locations is impor- <br />taut in this case. <br /> <br />Engineer Raatikka commented on Item 3 of his repoKt stating that she <br />will have to show where the water is going to go from the parking lot. <br /> <br />Discussion on Item 4 of Engineer Raatikka's report, the proposed plat <br />has not been revised to include a service road adjacent to the railroad. <br /> <br />-2- <br /> <br /> <br />
