Engineer Raatikka reviewed his repqrt.

Chairman Peterson asked if they wanted their buildings in the commercial
strip adjacent to Highway #10 facing Highway #10 or the commercial area
or if they would face both sides of the buildings.

He said that the Commissioners are concerned about the sight of Ramsey
as you drive along Highway #10.

Eon West said that plans were to have it face Highway #lO and have the
back side dressed up as well as the front.

A discussion was held.

Regarding Item No. 1 of Engineer Raatikka's letter of review dated
8/29/79~ the residential lots in Block 9 should be changed to 13 lots
with a minimum frontage of 200 feet leaving a public access where it is
shown on the plan and that it will have to meet the codes and standards
for such access.

Regarding Item No. 3, a variance is necessary in order to have two 1,O00
foot long cul de sacs.

Engineer Raatikka stated that they should find out Where 'the water table is.

P & Z Commission recommended that they proceed with the preliminary plat'
incorporating the changes.,5hat have been discussed at this meeting.

Ron West was present representing Berg Oil Company. He stated that they
want to construct another building on the northwest rear corner of the
property for truck parking and general repairs and to park the trucks out
of the wind in the winter.

One of Mr. West's concerns is whether or not they need to provide for a
.service drive so thsy can determine where the building could best be located.
If a service road is planned for behind the oil company it would take 20
to 30 feet off of Kovar's loading dock and also take off part of the Tec
Center aud Be~Oil's parking lot if the road were to be aligned to run along
the back of the properties. If the road is planned for in front of these
properties, it will take off-part of the Tec Center's main entrance.

A general discussion was held concerning the service road and the problem
that wotbld be encountered with either front or r~.rinstallation of the road.

Art Dunn expressed concern that with additional construction-on this
property that it will use up the park~ug space and space that may be
necessary for operation of the septic system. "~

Chairman Peterson stated that one of his concerns is the dropping off of
school children on Highway 10, and traffic with people pulling out of
Bergs, KovarManufacturing and the Tec Center.

Mr. Deemer suggested that the service road be lined up from Tungsten Street
and go North.

-~-
Regular P & Z Meeting - 9~9
