consut'n© engineers d'ver$'l 'ed'
p.o. box i. osseo, minnesota 553~ ~n (~12) 425-2181

municipal
planning
environmental
land surveying
geotechnics

September 28, 1979

Mr. Kenneth Peterson, Chairman
Ramsey Planning & Zon.ing Commission
City of Ramsey
15153 Nowthen Boulevard
Anoka, Minnesota 55303

Re: Looyen's Addition
Preliminary Plat

Dear Mr. Peterson:

We have reviewed 'the above referenced plat and offer tile following comments:

1. The plat has been revised to include only two lots which
meet the area and width requirement of the City Code.

2. The preliminary plat did not show contours as required
by Section 170.037B h. of the City COde.

The preliminary plat did not include profiles of existing
and proposed centerline grades of streets. At the time
the property was subdivided from. Bertha Smith§' property,
Mr. Looyen was to dedicate Garnet Street to the City. There-
fore, it is our understanding that the City will not require
construction of Garnet Street at this time and no profiles
will be required.

o

Based on the soils report by the Soil Conservation Service
Lot 1, Block 2 does not contain 25% contiguous land suit-
able for on-site sewage disposal systems. However, the
Lot appears to have adequate area for the construction and
reconstruction of an on-site 'sewage disposal system. The
requirements of Article 170.038H of the City Code have not
been complied with.

keith caswell jr. r~ darrell schneider ~ richard sha
