· Facilities: <br /> <br />- Neighborhood parks and playgrounds provided at <br /> about the same ratio per living unit as in lower <br /> densities of residential development. <br /> <br />- Local private recreational facilities such as <br /> tennis courts, swimming pools, pitch and putt golf, <br /> etc. provided for the residents in the larger <br /> developments within this density range. <br /> <br />- Public sewer or water <br /> <br />RESIDENTIAL HIGH DENSITY <br /> <br />The RH residential category is the highest density range proposed for <br />Ramsey. The density range prescribed will allow some flexibility in <br />organizing site elements for specific tracts of land. It will allow <br />development which is compatible with the abutting traffic conditions, <br />with abutting existing or proposed land uses, and with the landscape. <br />Although the average density is quite high, areas designated as RH are <br />dispersed and genera}fy are of a size that can be i~tegrated into a <br />balanced neighborhood pattern. Variety in building type, size, and height <br />as well as a controlled mixture of lower density residential classifi- <br />cation will alleviate the monotony of some existing developments of this <br />density. Due to. the concentration of people and consequently the concen- <br />tration of parked cars, innovative placement of garages and open parking <br />should be encouraged.. The following are guidelines and criteria for the <br />planning and development of RH areas. <br /> <br /> RH Guidelines and Criteria <br /> <br />· Units Per Acre: · - Up to 20 <br /> <br />· Type of Dwelling Unit: - Townhou~es or apartments. <br /> - All types in PUD. <br /> <br /> <br />
