Purpose: <br /> <br /> Neighborhood ShoppingCenter <br /> <br />To provide convenience shopping for day-to-day needs within easy <br />walking distance (½ mile) or within S minutes driving time (1½ <br />to 2 miles) of.all residents within its primary trade area. <br /> <br />Type of Development: <br /> <br /> - Planned, unified shopping center. <br /> <br /> - Major tenants - one or more large supermarkets and a large <br /> drug store. <br /> <br /> - Other tenants - hardware store, minor appliances store, <br /> cleaning and repair services, barber and beauty shops, card <br /> and gift shops, dairy stores, small-bakeries, clothing shops, <br /> florist, small variety stores. <br /> <br /> - Complementary uses - local business and professional offices, <br /> medium density housing and churches. <br /> <br /> - Typical adjacent uses - service stations, drive-in facilities. <br /> <br />Locational Criteria: <br /> <br /> - Intersection of thoroughfares and/or collectors. <br /> <br /> - Centrally located at a common point on the periphery of 5 <br /> <br /> or more neighborhoods. <br /> <br /> - Adjacent to low density residential areas. <br /> <br />Facilities: <br /> <br /> - Access to public sewer and water or in an area shceduled for such <br /> services within five years. <br /> <br />Local Neighborhood Convenience Center <br /> <br />This variety of shopping center is not ordinarily.included in the 5 broad <br />categories of shopping centers.
