Type of Development: <br /> <br /> - A small grocery store ("Dairy Store", "Lil General", "Seven- <br /> Eleven", etc. typify the character and scale of store) is usually <br /> found as the major retail outlet with perhaps a one-run barber <br /> shop or beauty shop and a small service station, comprising the <br /> entire center. <br /> <br /> - A site of less than 1 acre - without expansion space - is ade- <br /> quate. <br /> <br /> - Joint parking and perhaps interior pedestrian circulation between <br /> the businesses is desirable for the convenience of patrons. <br /> <br /> - Development should be compatible with adjacent residences. <br /> <br /> - Setbacks, location of parking, points of access, screening or <br /> buffering and building appearances should all be considered when <br /> approving site plans. <br /> <br />Location: <br /> <br />- Usually one corner of an intersection between a collector and an <br /> arterial street will best serve local neighborhood access and <br /> circulation needs and will be more convenient for the shoppers. <br /> <br />Purpose: <br /> <br />Limited Commercial (CL) <br /> <br /> To provide a high quality, restricted commercial use area developed <br />'with the highest standards of architectural design, landscape <br />treatment, parking, service, open-space and performance.
