PLANNED INDUSTRIAL LAND USE

IP Guidelines and Criteria

o Type of Development:

o Locational Criteria:

o Facilities:

o Type of Development:

- Development that is compatible with the character
and quality of development in other surrounding
land use districts.

- Administrative, wholesRling, manufacturing and
related uses that can be conducted in an acceptable
manner.

- Planned industrial subdivisions with high standards
for development and continuing performance.

- Direct access from Principal or Intermediate arterials
or-related service drives.

- Near other intensive land uses [highway service
commercial, limited business, and high density resi-
dential).

- Areas served by rail. Although this is not an essen-
tial locational criteria for all industries, the
broad industrial areas will generally find an expanded
market for sites if rail is available.

- Land that is appropriate and reasonably adaptable to
industrial site development without severe damage to
the natural site features. This criteria also
suggests that land requiring severe earth work is
probably more adaptable for other urban land uses.

- Near potential or existing transit facilities.

- Access to public sewer and water or in an area scheduled
for such services within 5 years.

GENERAL INDUSTRIAL

IG Guidelines and Criteria

- Ordinarily the general appearance and quality of de-
velopment is lower than in IP areas.
