The northwesterly lot does not meet the area requirements <br />of the City Code. <br /> <br />2. The proposed plat does not show any contours; therefore, we are unable to <br /> comment on drainage at this time. <br /> <br />3. The sketch plan did not identify the property by fraction of section, township <br /> and range, include the address of the owner, and the proposed land use. <br /> <br />e <br /> <br />In review of the Anoka County Soil Survey, the soils in the plat consist of <br />Zimmerman, Hubbard, and Duelm sands, and some alluvial land frequently flooded. <br />All of the proposed lots contain adequate Class I land suitable for on-site <br />sewage disposal systems. <br /> <br />5. In review of the proposed park dedication, we-find it does not meet the area <br /> requirement of City Code which is ten percent of the gross area. <br /> <br />6o In review of the streets, we would recommend that a temporary cul-de-sac be <br /> provided at the west side of the plat. <br /> <br />keith caswell jr. ,'i darrell schneider, ~ richard sha <br /> <br /> <br />
