Sorteberg: <br /> <br />have reviewed the above referenced sketch plan and offer the following cot..'~nen~s: <br /> <br />The area is zoned R-1 which requires a minimum lot size of one acre. All three of <br />the proposed lots in the proposed subdivision are in conformance with Ordinance <br />75-5. <br /> <br />The proposed subdivision does not reeuire construction of any roads. Two of the <br />lots front on Variolite St. N.W., and the other lot fronts on both 154th Lane N.~. <br />a~d Variolite St. <br /> <br />The proposed subdivision presently serves as a storm water holding pond for Carol- <br />Rose Acres. Therefore, the proposed pond will have to be of adequate size to serve <br />both Carol Rose Acres and the proposed plat. <br /> <br />The topography indicates that the proposed lots are approximately 1 foot above the <br />existing wet land. Septic tank regulations require a minimum of 6~ feet between <br />the ground surface and the wa~er table for standard system, s, and 5 feet for special <br />designed systems. Therefore, i~ is questionable whether septic tank disposal systems <br />~outd be adequate for the proposed subdivision - soils and water table information <br />are essential for that determination. <br /> <br />5. The proposed subdivision is also subject to park dedication as stated in Article <br /> 8.06 of Ci'~y Ordinance No. 75-5. <br /> <br />keithcaswelljr.
