(1) Sketch plan of the proposed project; (2) Completed site <br /> plan/building design approval application and (3) $500.00 <br /> deposit fee. <br /> <br />170.O84B CITY ENGINEER <br /> <br /> The city engineer shall ascertain what on-site and/or off-site <br /> improvements are in, or provided for. He shall consider such <br /> items as: grading, gravel base, blacktop, boulevard sodding, <br /> sidewalk, curb .and gutter, drainage, parking area, sewer sys- <br /> tems, storm sewer; catch basi~ns, sewer connections, water mains, <br /> wells, property line curbs, buffer zones and other items of a <br /> like nature including street, 'alley, utility and drainage ease- <br /> ments. The city engineer shall report his findings to the <br /> planning department prior to the Planning Commission's review <br /> of the application. <br /> <br />170.084C PLANNING DEPARTMENT REVIEW <br /> <br /> Based on its findings ascertained as above outlined, the City's <br /> Planning Department shall prepare a proposed Development Agree- <br /> ment in accord with Section 170.085 of th~s chapter. The pro- <br /> posed development agreement along with the applicants site plan/ <br /> building design plan and any other staff recommendations shall <br /> then be presented to the Planning Commission. <br /> <br />170.084D PLANNING COJ~ISSION ACTION <br /> <br /> The Planning Commission shall review the proposed development <br /> agreement, site plan/building design plan and staff recommend- <br /> ations. After said review, the Planning Commission shall adopt <br /> findings of fact and make a recommendation for approval or dis- <br /> approval of the application to the City Council. <br /> <br />Page 4 <br /> <br /> <br />
