Motion by Ben Deemer and seconded by Kathy Schneider to move the P & Z Commission
meeting scheduled for October 6, 1980 to Tuesday, October 7, 1980.
Motion carried 7-0.

PLANNING COMMISSION BUSINESS

1. Subdivide by Metes and Bounds; Case of Raymond Mox

Chairman Peterson said if the commission agreed to let Mr. Mox subdivide
the parcel by metes and bounds, it should be noted that it has been the
.city's policy to require platting.

Art Dunn told Mr. Mox that if sometJane in the future he would want to sell
the house, he would have to come back in to subdivide.

Mr. Mox's son said the house would never be sold.

Mr. Mox said he would come in and plat it at that time but not now.

Mr. Mox's son said the other house would be his home, but it would not be
in his name. He said his father would put up the house on his property,
but there would be no sale.

Mr. Mox said he felt it would be a lot of unnecessary expense to plat it
at this time.

Ben Deemer said it is common practice in farm areas for a father to build
a house for his son on his property.

Ron West said they don't need any plat or legal description for any mortgage
at this time.

Harry Ellis said the driveway and mailing address for both houses will be
the same.

Art Dunn said there was a request similar to this one that was turned down
but it was for a lot.

Much discussion followed on this issue.

Motion by Ben Deemer and seconded by Ken Peterson to recon~nend to the
City Council that platting of the subdivision be required as stated in
the City Code~ and to accept the sketch plan.

City Administrator Schnelle told Mr. Mox he would have to have a certificate
of Survey in order to get a building permit.

Mr. Mox said he was advised to request a Waiver of Survey because of the expense
it would involve. He said the last survey was taken by a building inspector
and himself.

Ben Deemer suggested he extend his present house for the other fa~ly
as another solution to the problem~

Motion denied. Voting yes-Ben Deemer and Ken Peterson. Voting no-Kathy Schneider~
Ron West, Art Dunn and Gerald Zimmerman. Harry Ellis abstained.

P & Z Regular Meeting Page 2 9/2/80
