170.015J SIGNS <br /> <br />S~gns J.n all "U" Distrfcts shall be limited to those permitted by the <br />city council as shown on the approved site plan. <br /> <br />170.0].6 COND!TIONAL USES <br /> <br />]70.016A PURPOSE <br /> <br />The purpose of this section is to provide the City of Ramsey with a <br />reasonable degree of discretion in determining tbe suitability of cer- <br />tain designated uses upon the general welfare, public bea]tb and safety. <br />A conditional use is a use which because of certain characteristics <br />cannot be properly classified as a permitted use in the zoning district <br />within w}~ich ft is proposed. Conditional use permits are designed to <br />meet the problem which arises where certain uses, although generally <br />compat'ib]e with the basic use classification of a partRcular zone, <br />sl~ould not be .permitted to be located as a matter of right in every <br />area included within the zone because of hazards inherent in the use <br />itself or special problems which its proposed location may present. <br /> <br />]70.016B <br /> <br />App].JcatJons for conditional uses shall be filed with the zoning <br />officer and shall be accompanied by: <br /> <br /> ~ applicatfon fee in an amount equal to that set <br /> by resolution of the city council; <br />Ten (]0) copies oi a site plan and supporting data <br />which shows tbe size, location and topography of <br />.the site, the use of adjacent land, the proposed <br />site, bulk, use and location of buildings, the <br />location and proposed function of all yards, open <br />spaces, parking areas, driveways, storage areas and <br />accessory structures, the location of all utilities, <br />the provisions for parking, moving or loading of <br />vehicles, and the timing of construction proposed. <br /> <br />70. 016C REV]F,W .&ND TEIb] <br /> <br />The zoning of fie:er shall forward copies of the application to the city <br />council and to the planning commission for review and approval. <br /> <br /> 1. The planning commission shall conduct a public hearing <br />.on the conditional use application and shall give at least ten (10) <br />days maiJed notice to property owners within three hundred fifty (350) <br />feet of the outer boundaries of the property in question. Ten (10) <br />days published notice shall precede the hearing. Any person may <br />appear and testify at the hearing either in person or by duly author- <br />ized agent. The planning commission shall forward its findings on <br />the app]2cation to the city council within thirty (30) days of the <br />public hearing unless the petitioner agrees in writing to a time <br />extension. <br /> <br /> 2. The city council shal] review the application and <br />findings of the planning cormv, ission and shal] act on said application <br /> <br />t' <br /> <br /> <br />
