2. A zoning certificate must be obtained within sixty (60) <br />days after notification to the zoning officer by the owner of any <br />non-conforming use as evidence that the use lawfully existed prior to <br />the adoption of the provision which made the use non-conforming. <br /> <br /> 3. Any non-conforming structure damaged by fire, flood, <br />explosion, or otber casualty may be reconstructed and used as before <br />if such reconstruction is performed within twelve (12) months of such <br />casualty, and if the restored structure has no greater coverage and <br />contains no greater cubic content than before such casualty. <br /> <br /> 4. In the event that any non-conforming use, conducted in <br />a structure or otherwise, ceases for whatever reason for a period of <br />one (1) year, or is abandoned for any period, such non-conforming use <br />shall not be resumed. <br /> <br /> 5. Normal maintenance of a non-conforming structure is <br />acceptable, including non-structural repairs and incidental mainten- <br />ance . <br /> <br />170.014B ACCESSORY USES <br /> <br />The following provisions shall apply to accessory uses: <br /> <br /> 1. Accessory farm buildings shall not be erected within <br />one hundred (100) feet of a neighboring property. <br /> <br /> 2. Accessory buildings detached, residential districts. <br />All detached accessory buildings shall be located in the side or <br />rear yards. When located within ten (10) feet of the side or rear <br />wa]]. of the principal building, they shall comply with all yard re- <br />quirements applicable to the principal building in the district. <br />A detached accessory building on a corner lot shall not project <br />beyond the s~de yard setback requirement of the principal building. <br />Detached accessory buildings in residential districts shall not <br />exceed one (1) story or.sixteen (16) feet in height. <br /> <br /> 3. Every private inground swimming pool, commercial <br />fishing pond and other man-made water storage shall be enclosed <br />by a fence or wall not less than four (4) feet high to prevent <br />uncontroJled access by small children. <br /> <br /> 4. The exterior storage of not more than one (1) auto- <br />mobile which does not have a current license plate shall be con- <br />sidered an accessory use, but two (2) or more shall constitute an <br />auto salvage business and shall not be permitted as an accessory <br /> <br />use. <br /> <br />170.014C OFF-STREET P:~-,KING <br /> <br />Off-street parking spaces shall be provided in accordance with the <br />specifications in this section in any district whenever any new use <br />is established or existing use is enlarged.
