Residential lots are proposed along the river and in the middle for buffering from the one acre commercial lots which are proposed along Highwa6,-2t0].' He noted that the ]and will have to be rezohed for the'residential area since it is all business at present. The'residential acres are 2½ acre minimram~ the understanding that ~hJshbs to be approved with' %he' critical /iver' area' ordinance and p]a~ revdew by the ]~etro Council and EQB. Access 1, o Highway ]0 was discussed. Rom West finquired if there shou/d be another access shown. Y~gjneer Raat']~la recommended extending the cml de sac shown on the east s~de to the east property line for future access. Ben Deemer suggested that this plat be tabled un{il Alpaca Estates is sett] ed arid until after ihe City has received approval from the ~etro Council and EQB on the lot sizes and other issues of the plan. lTm. Koshmt smd they would like to develop the whole plan at one time, but if meed be they could proceed and just do the ELk River section. Koshak presented b_is proposal to them. ~r. Koshak sa'id that nothing was conc]uded at that meeting regarding that issue. - It was consensus that an agreement would have to be worked out between the 'two CjtSes. 'Art Dunn stated that ~t doesn't appear reasonable or practical to take any access along highway lO in ~dew of the topography. Ben Dsemer stated that he finds no objection to the concept but wants to . defer any action on this plat until the Critical ~urea Plan is resolved and approved. ~. Kosh~: said that Elk River indicated that the plat shou/d be develooed consistent with R~pmey's site plan design approval plan so that the entire area would have the same quality of standards in the businesses and homes. He said they are in agreement with this 2dec.
