City Code <br />Article 170.038E9 requires that lot'remants be added to adjacent l~ts <br />rather than be allowed to remain as outlots, unless the developer can <br />show acceptable plans for the future use of the outloto <br /> <br />2. Existing zoning of site and abutting property is not shown as per City <br /> Ordinance No. 170.035B-e. <br /> <br />The sketch plan did not show any topographical features as required by <br />City Ordinance No. 170.035B-g. Therefore, we are unable to com~ent on <br />the drainage for this plat. <br /> <br />4. Proposed land use is not shown as per City Ordinance No. 170.035B-i. <br /> <br />5. There are no park areas shown to be dedicated; therefore, the developer <br /> will be required to pay the park fee in lieu of park dedication. <br /> <br />e <br /> <br />The city zoning requirements state that each lot can not be less than 200.00 <br />feet in width if this layout is to proceed there will have to be a variance <br />granted. <br /> <br />7. The subdivider should also be informed that this layout lies within the City <br /> of Elk River and thus it must also be reviewed by them. <br /> <br />In review of the Anoka County'Soil Survey, the soils in the plat consist of <br />Hubbard coarse sand which is a Class I land suitable for on-site wastewater <br />disposal systems. · <br /> <br />o <br /> <br />The proposed plat abutts U.S. Highways 10, 52 & 169 and direct access is not <br />permitted as per Article 170.038E7 of the City Code.
