Holm <br /> <br />Dear Mr. Peterson: <br /> <br />This sketch plan consists of seven'lots situated at the intersection of Armstrong <br />Boulevard and U.S. Highway No. 10 and 169. This area is zoned 5-1 Industrial <br />District. <br /> <br />Following is a list of comments resulting from our review of the sketch plan: <br /> <br />1. This plan does not show the subdivider's name or his address as required in <br /> City Ordinance No. 170.035B-b. - <br /> <br />2. There is no date on plan as required under City Ordinance No. 170.035B-c. <br /> <br />3. This ~lan does not show any acreage figures as required under City Ordinance <br /> No. 170.035B-d. <br /> <br />4. The plan does not show the existing zoning classification of the proposed <br /> plat and abutting land as required under City Ordinance No. 170.035B-e. <br /> <br />o <br /> <br />There are no significant topographical features shown on this plan as <br />required under City Ordinance No. 170.035B-g. However, based on the City's <br />Comprehensive Storm Drainage Plan this area is proposed ultimately to drain <br />to the east. <br /> <br />6. The land use for this plan is not shown as required under City Ordinance <br /> No. 170.035B-i. <br /> <br />o <br /> <br />It appears that with this layout that there will be no park dedicated. <br />Therefore, the developer will be required to pay a park fee in lieu of dedica- <br />ting land for the publio. <br /> <br />4 <br /> <br />It appears that the subdivider intends only to plat half of 147th Avenue N.W.; <br />since the centerline of said street is also the boundary line of the plat. <br />City Ordinance No. 170.038B-9 states that half streets should be prohibited <br />wherever possible. <br /> <br />civil · municipal · planning · environmental · land surveying · geotechnics · waste treatment <br /> <br /> <br />
