,I <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br /> I <br /> I <br /> I <br /> I <br />;I <br /> I <br /> I <br /> <br />c) That the adjoining properties are residential dwellings <br />located on one acre parcels. <br /> <br />d) That the subject property is approximately one acre in <br />size. <br /> <br />e) That the proposed tower shall'be so located so its collapse <br />in any direction would not do damage to any adjoining properties. <br /> <br />f) That the closest similar use, the local radio station, is <br />located within approximately two miles of this site. <br /> <br />g) That there shall be no adverse effect to traffic flow in <br />the area. <br /> <br />h) That there are no other known microwave towers located <br />within the City of Ramsey. <br /> <br />i) Properly maintained, the microwave tower and accessory build- <br />ing will not affect the lifestyle of the neighboring residents in <br />a residential setting. Further, it should not affect the enjoy- <br />ment or substantially impair the use of any adjoining property. <br /> <br />10) That the Criteria for Approval are as follows: <br /> <br />a) That the establishment, maintenance and operation of this <br />project will not be detrimental to or endanger the public health, <br />safety or general welfare and is not contrary to established <br />standards, regulations or Ordinances of other governmental <br />agencies. <br /> <br />b) That the structures are so designed that they are not un- <br />sightly, undesirable or obnoxious in appearance and they will <br />not hinder the orderly and harmonious development in the district <br />wherein proposed. <br /> <br />c) That the use will not be substantially injurious to the per- <br />mitted uses now unduly restrict the enjoyment of other property <br />in the immediate vicinity nor substantially diminish or impair <br />the property values in the vicinity. <br /> <br />d) That the establishment of this will not impede the orderly <br />and normal development and improvement of the surrounding prop- <br />erty for uses permitted in the zoning district. <br /> <br />e) That adequate on-site sewage disposal and water supplies can <br />be provided if necessary. <br /> <br />f) That adequate access roads, on-site parking and drainage have <br />been or shall be provided. <br /> <br /> <br />
