,I I I I I I I I I I I I ;I I I c) That the adjoining properties are residential dwellings located on one acre parcels. d) That the subject property is approximately one acre in size. e) That the proposed tower shall'be so located so its collapse in any direction would not do damage to any adjoining properties. f) That the closest similar use, the local radio station, is located within approximately two miles of this site. g) That there shall be no adverse effect to traffic flow in the area. h) That there are no other known microwave towers located within the City of Ramsey. i) Properly maintained, the microwave tower and accessory build- ing will not affect the lifestyle of the neighboring residents in a residential setting. Further, it should not affect the enjoy- ment or substantially impair the use of any adjoining property. 10) That the Criteria for Approval are as follows: a) That the establishment, maintenance and operation of this project will not be detrimental to or endanger the public health, safety or general welfare and is not contrary to established standards, regulations or Ordinances of other governmental agencies. b) That the structures are so designed that they are not un- sightly, undesirable or obnoxious in appearance and they will not hinder the orderly and harmonious development in the district wherein proposed. c) That the use will not be substantially injurious to the per- mitted uses now unduly restrict the enjoyment of other property in the immediate vicinity nor substantially diminish or impair the property values in the vicinity. d) That the establishment of this will not impede the orderly and normal development and improvement of the surrounding prop- erty for uses permitted in the zoning district. e) That adequate on-site sewage disposal and water supplies can be provided if necessary. f) That adequate access roads, on-site parking and drainage have been or shall be provided.
