CC Regular Session 4. 12. <br /> Meeting Date: 01/24/2017 <br /> By: Chris Anderson, Community <br /> Development <br /> Information <br /> Title <br /> Adopt Resolution#17-01-027 Approving a Registered Land Survey that Reconfigures Property Boundaries to <br /> Include Additional Unbuildable Land; Case of Marilyn Gay <br /> Purpose/Background: <br /> The purpose of this case is to approve Registered Land Survey that will result in split of Outlot B Windemere <br /> Woods (the "Subject Property") and reconfiguration of existing property boundaries or Lots 2 &3, Block 3 <br /> Windemere Woods. The Subject Property is unbuildable, as it is an outlot and is entirely encumbered with drainage <br /> and utility easement per the recorded plat of Windemere Woods. The owner of the Subject Property would like to <br /> split it and combined Tract B with Lot 3, Block 3 Windemere Woods (under the same ownership as the Subject <br /> Property) and Tract A with Lot 2, Block 3 Windemere Woods. This process will not result in any new,buildable <br /> parcels. Furthermore, once each Tract is combined with the adjacent parcels,neither Tract will be landlocked and <br /> both will meet the minimum standards of the R-1 Residential zoning district. <br /> Notification: <br /> Notification is not required. <br /> Observations/Alternatives: <br /> City Code Section 117-560 governs the use of Registered Land Surveys. Given that the proposal resolves to <br /> reconfigure existing property lines and does not net any additional developable lots,the request does not require the <br /> approval of a traditional Plat. <br /> Funding Source: <br /> All costs associated with this request are the responsibility of the Applicant. <br /> Recommendation: <br /> Staff recommends approving the Registered Land Survey contingent upon combining the two tracts with the <br /> adjacent, existing parcels (Lots 2 &3, Block 3 Windemere Woods)through a PIN combination. <br /> Action: <br /> Motion to adopt Resolution#17-01-027 approving the Registered Land Survey, contingent upon combining the two <br /> tracts with the adjacent, existing parcels (Lots 2 &3, Block 3 Windemere Woods)through a PIN combination. <br /> Attachments <br /> Site Location Map <br /> Sketch Plan with Aerial <br /> Registered Land Survey <br /> Resolution#17-01-027 <br /> Form Review <br />
