The lot meets both the <br />area and frontage requirements of the City Code. <br /> <br />2. The plat did not include a grading plan nor did it indicate how drainage <br /> would be handled. <br /> <br />o <br /> <br />This plat lies in the Mississippi Drainage District. Under the City's <br />Comprehensive Storm Drainage Plan, this plat is proposed to drain to.the <br />Mississippi River. <br /> <br />In review of the Anoka County Soils Survey, the soil on the plat is <br />Hubbard coarse sand which is suitable for on-site wastewater disposal. <br />However, due to the rapid permeability of the soil, the design of an <br />on-site system may require a soil liner to slow the percolation rate. <br />No soil borings were provided as required by Article 170.037Bio of the <br />City Code. <br /> <br />The proposed plat does not indicate how access will be provided. The <br />City Code restricts direct vehicular access from individual lots to <br />major highways or thoroughfares. Therefore,-as stated in Article <br />170.038B.8, the planning commission may require a service road. This <br />would be consistent with Minnesota Department of Transportation's policy <br />in restricting or minimizing entrances onto major highways. <br /> <br />I <br /> <br />civil · municipal · planning · soils · land sur~eyb~g <br /> <br /> <br />
