Commissioner Deemer stated that he feel~s Mr. Berg~s comment noted in <br />the minutes should be explained more thoroughly. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Isakson to <br />approve Public Hearing Minutes dated March 1, 1983. <br /> <br />Motion carried, Voting Yes: Chairman Peterson, Commissioners Dunn, <br />Zimmerman, Deemer, Isakson and LaDue. Voting No: None. Absent: Ms. Kathy <br />Schneider. <br /> <br />NOTE COUNCIL MINUTES <br /> <br />The Planning and Zoning Commission noted the following: <br /> <br />1. Special Council meeting minutes dated March 21, 1983. <br /> <br />2. Special Council meeting minutes dated March 28, 1983. <br /> <br />3. Regular Council meeting minutes dated March 22, 1983. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #1: Request Authorization To' Subdivide By Metes And Bounds; Case Of Mr. <br /> James Gilbertson: <br /> <br />Mr. Gilbertson was present at the meeting and submitted copies of survey of <br />existing property and survey of proposed parcels. . <br /> <br />Mr. Gilbertson stated the follow.in9 reasons for request authorization to subdivide: <br /> <br />1. In speculation of sewer and water. <br /> <br />2. For tax purposes-. <br /> <br />3. For selling purposes'. (Can't sell one building on the property without <br /> selling all three businesses currently located--on.the property) <br /> <br />Mr. Gilbertson stated that the sizes of the proposed parcels would be .68 acres, <br />.68 acres and 1.5 acres. He further stated that the 3 businesses are currently <br />operating on less than one acre each and all three are up to code as far as <br />parking areas, etc. There is a proposed easement through Tracts B and C to <br />provide access to Tract A. <br /> <br />Commission noted that there would be a problem creating another parcel with no <br />street frontage (Tract A referred to in proposed survey drawings), that it <br />would be against City code. <br /> <br />Mr. Gilbertson stated that there is an easement provided for and it will be <br />included in the titles. <br /> <br />Discussion ensued regarding easement and landlockin9 of the proposed Tract A. <br /> <br />Planning and Zoning C6mmission then compiled the following Findings of Fact: <br /> <br />1.
