The six (6) acres of multiple family housing ~onsists <br />of two three-acre parcels adjacent to Helium Street and 170th Lane N.W. and <br />the 13 acres of rural commercial devB]_o~_~o_po~s_ed ad~j~?nt to S.T.H. <br />No. 47. <br /> <br />The proposed residential development is not consistent with the City's <br />Comprehensive Plan which allows a density of one (1) dwelling per ten (10) <br />acres. On this plat, the developer was assessed for six future two and <br />one-half (2 1/2) acre units along 170th Lane and Helium Street at the time <br />those streets were paved. Therefore, the City may allow development of six <br />units at a density of two and one-half (2 1/2) acres per unit and the <br />balance of the non-commercial property to be developed at a density of one <br />(1) unit per lO acres. This would allow for current development of 17 <br />lots. <br /> <br />The proposed lot size may not consistent with the City's two and one-half <br />(2 1/2) acre requirement.
