VARCO <br /> <br />February 12, 1981 <br /> <br />The Honorable Mayor and City Council <br />City of Ramsey <br />City Hall ' <br />Anoka, Minnesota ~5303 <br /> <br />Gentlemen: <br /> <br />I am one of the owners of approximately 154 acres of vacant, <br />residentially zoned land in the City of Ramsey, located east <br />of Trunk Highway 47 between 164th and 170th Lane. <br /> <br />Originally, my associates and I~had planned to submit a plat <br />for a residential subdivision on the north 80+ acres of the <br />tract, utilizing 2-1/2 acre lot sizes, and we have ordered our <br />topography toward that end. However, in reviewing the City's <br />Planned Unit Development (PUD) Ordinance, the possibility was <br />raised of developing a combined residential plat with a golf <br />course. Preliminary drawings show the feasibility of constructing <br />an 18-hole regulation golf course in conjunction with. 50 to <br />60 residential lots. I discussed the ordinance briefly with- <br />your city attorney, Mr. Goodrich, and I believe that he agrees <br />(without benefit of detailed research) that the PUD ordinance <br />would permit small lot sizes where overall density does not <br />exceed one lot per 2-1/2 acres of total land developed. <br /> <br />If we were to submit an ordinary plat with the 2-1/2 acre lots <br />for the entire tract, the tract would accommodate between 50 <br />and 60 lots. Our proposal would involve developing the same <br />number of lots, but with sizes of abou.~ 1/3 acre each, using <br />the remaining land area for the golf course. Unfortunately, <br />we have determined that developing and operating a golf course <br />on a private basis is simply not economically feasible. <br /> <br />The purpose of this correspondence is to inquire as to whether <br />the City is interested in exploring the possibility of accepting <br />approximately 115 acres by gift, conditioned on contruction <br />and operation of a Municipal golf course. The remaining acreage <br />would be used for streets and lots. Easements may be necessary <br />for utilization of some fairway areas for'drainfield systems. <br /> <br /> <br />
