:1 <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br /> I <br /> I <br /> I <br /> I <br /> i <br /> I <br /> I <br /> I <br /> <br />FINDINGS OF FACT <br />RUM RIVER HILLS <br /> <br />1) That the applicant has properly applied for the approval of a Planned <br />Unit Development known as Rum River Hills. <br /> <br />2) That the applicant appeared before the Planning and Zoning Commission, <br />Park and Recreation C~mmission and City Council for concept approval. <br /> <br />3) That all the commissions approved of the applicants concept and that <br />the minutes of their me~tings are hereby incorporated by reference. <br /> <br />4) Th~ the applicaqts request includes zoning for residential, rural <br />business and recregtional open sapce. <br /> <br />5) That the concept is consistent with Ramsey's Comprehensive Plan. <br /> <br />6) That the applicants request is for 20 (twenty) residential units, 13 <br />(thirteen) acres of rural business and 6 (six) acres of future multiple <br />family residential. <br /> <br />7) That the City ordinance would permit 19 (nineteen) units of residential <br />using increases allowed by ordinance. <br /> <br />8) That with the added area of the White Pines Park and portions of some <br />residential lots in White Pines Estates will allow for one additional <br />residential site. <br /> <br />9) That the property previously rezoned as rural business and that which <br />is addressed in the Comprehensive Plan is approximately thirteen (~13) <br />acres in size which is consistent with the applicants request. <br /> <br />10) That the two parcels designated as outlots for future development <br />with multiple dwellings shall not be developed until s~ch time as <br />municipal services (City sewer and water) are available. <br /> <br />1~) That the plan is designed to form a desirable and unlfi~d develop- <br />ment within its own boundaries. <br /> <br />12) That the proposed uses will not be detrimental to present and <br />future land uses in the surrounding area. <br /> <br />13) That there are no variances requested to any standard requirements of <br />the zoning and subdivision ordinance. <br /> <br /> <br />
