If preliminary approval is granted at this <br />meeting, wording should be included in the motion that P&Z is requesting-an <br />opportunity to review the final plans. <br /> <br />Mr. Dom stated that review of final plans by P&Z is required by ordinance. <br /> <br />The Commission reviewed the proposed findings of fact and undated memo from <br />City Staff to Planning and Zoning Co~mission regarding Rum River Hills. Mr. <br />Dom stated that the developers of Rum River Hills have no problem in complying <br />with recommendations made in City Staff memo to P&Z. <br /> <br />Commissioner-Kennen inquired if there would be any other access to Rum River <br />Hills from Hwy. #47 other than the extension of 167th. <br /> <br />Mr. Dorn replied that there would only be one access from Hwy. #47. <br /> <br />Commission consensus is to add-Item #16 to the findings of fact. <br /> <br /> i6. That concept approval was based on only one access from Hwy.~ #47. <br /> <br />Chuck Klein - 5551 164th Lane - Stated that he thought it was Council's policy <br />to require two accesses to a development. <br /> <br />Commission replied that that would not be the case with a major thoroughfare <br />involved, and there will be more accesses within the d~velopment itself. <br /> <br />Mr. Dorn stated that 170th would provide circuitous route to the entire develop- <br />ment. . <br /> <br />Commissioner-Schneider noted that Item #10 of the prOPosed findings of fact <br />refers to outlots being planned for future development as multilple dwellings. <br /> <br />Mr. Dom replied that no reference to multiple dwellings will be made on the <br />final plans. <br /> <br />Mr. Berg stated that these are a findings of fact and it is a fact that at one <br />time it was the .intention of the developer's that these outlots e~entually <br />be utilized for multiple dwellings and this should be recorded. <br /> <br />Commissioner Schneider stated that she does not want the public to interpret <br />this fast as the City promising sewer and water to the developer. ~ <br /> <br />Commissioner Schneider then noted that Item #6 of the Findings of Fact also <br />refers to Outlots A and B being used for multiple dwellings. <br /> <br />Mr. Dom agreed with Mr. Berg that Items #10 and #6 are best left as is because <br />it is a fact that at one time the developers did request those outlots being <br />developed as multiple dwellings when sewer and water became available. <br /> <br />Motio~ by Commissioner Schneider and seconded by Commissioner Kennen to <br />approve of the proposed findings of fact with the addition of Item 16 <br />for Rum River Hills Planned Unit Development. <br /> <br />MotiOn Carried. Voting Yes: Chairman Peterson, Commissioners Kennen, Zimmerman, <br />Deemer, Isakson, Schneider and LaDle. Voting No: None. <br /> <br />P&Z/August 2, 1983 <br /> Da~ 3 of 8 <br /> <br /> <br />
