Access to Lot 1 is proposed from
Sunfish Lake Boulevard.

The initial plat shows 139th Avenue N.W. adjacent to the south side of
the Second Addition and Tungsten Street N.W. adjacent to the east side
of the Second Addition. At this time the developer does not intend to
construct either of the streets.

4. The original approved plat and grading plan shows a holding pond over
the low area located on the east half of Lot 1.

5. The proposed plat did not show the building setback lines.

The proposed plat does not show any park dedication; therefore, the
developer will be required to pay a park fee in lieu of park
dedication.

m

m

civil · municipal · planning · soils · land surveying
