Hakanson Anderson Associates, Inc. <br /> <br /> engineers and surveyors <br />222 Monroe Street <br />Anoka, Minnesota 55303 612/427-5860 <br />September 30, 1983 <br /> <br />Mr. Kenneth Peterson, Chairman <br />Ramsey Planning and Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard <br />Ramsey, Minnesota 55303 <br /> <br />Re: Sketch Plan <br /> Pondvale Estates Outlot A <br /> <br />Dear Mr. Peterson: <br /> <br />We have reviewed the above referenced sketch plan and offer the following <br />comments. <br /> <br />The proposed subdivision of Outlot A Pondvale Estates is basically the <br />same as shown on the approved preliminary plat with the exception of <br />the 150th Lane N.W. cul-de-sac. <br /> <br />The proposed 150th Lane N.W. cul-de-sac exceeds the maximum length of <br />600 feet as stated in Article 170.038C.7 of the City Code. The <br />original intent of 150th Lane N.W., as approved on the preliminary <br />plat of Pondvale Estates, was to extend it to the east and connect it <br />to 149th Lane N.W. This would eliminate an existing cul-de-sac which <br />is approximately one-half mile in length. <br /> <br />Based on the soil borings and the Anoka County Soil Survey, the soils <br />within the proposed plat are Class I soils suitable for on-site <br />wastewater disposal systems. <br /> <br />e <br /> <br />The proposed plat indicates a minimum lot area of lO,O00 square feet. <br />The City Code requires a minimum lot size of 10,800 square feet in the <br />Urban Area. It should also be noted that development of lots in the <br />Urban Area has been restricted to one dwelling per acre until sanitary <br />sewer is available. <br /> <br />The developer is requesting the vacation of an existing utility and <br />drainage easement across Outlot A. This should not be vacated until <br />the developer provides an alternative drainage easement in its place. <br /> <br />6. The proposed plat does not show any park dedication; therefore, the <br /> developer will be subject to a cash payment in lieu of park dedication. <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
