DEVELOtlIENT CONTRACT <br /> <br /> THIS A~REE~NT made and entered into this //7~ day of October, <br />1979, by and between the City of Ramsey, hereinafter called the City and <br />Wally Berg, Berg Oil Company, hereinafter called the Developer. <br /> <br /> WHEREAS, the Developer has requested the City for a building <br />permit and approval for the purpose of construction of a warehouse build- <br />ing on real estate described as follows: <br /> <br /> A. The Northeasterly 254.12 feet, as measured along the <br />Northwesterly and Southeasterly lines, of the following described <br />tract: That part of the Northeast Quarter of the Southwest Quarter <br />of Section 35, Township 32, Range 25, Anoka County, liinnesota des- <br />cribed as follows: Commencingoa% the Northeast corner of the said <br />Northeast Quarter of the Southwest Quar-ter, said corner having been. <br />set by the County Surveyor of~Anoka County, Minnesota pursuant to' <br />District Court Order in Torrens File No. T-1186; thence South along <br />the East line of said Northeast Quarter oD the Southwest Quarter a <br />distance of 299.78 feet to its intersection with the Southerly right- <br />of-way line of Great Northern Railway; thence North 66°30' West along <br />said Southerly right-of-way line a distance of 48.70 feet to the actual <br />point of beginning of tract of land to be hereby described; thence con- <br />tinuing North 66°30' West along said Southerly right-of-way line a <br />distance of 199 feet; thence South 23°02' West a distance of 427.01 <br />feet, more or less, to its intersection with the Northerly right-of <br />way line of U.S. Highways No. 10 and 169; thence Southeasterly along <br />said Northerly right-of-way line to its intersection with a line <br />bearing South 23o02' West from the actual point of beginning; thence <br />North 23°02' East a distance of 462.46 feet, more or less, to the <br />actual point of beginning. (Also kno~ as Lot 24, Auditor's Subdi- <br />vision No. 96 and formerly described as the Easterly 199 feet of <br />Lot 2, Auditor's Subdivision No. 29.) (For the purpos~ of this des- <br />cription, the East line of the Northeast Quarter of the Southwest <br />Quarter is assumed due North and South). <br /> <br /> B.
